Whether you are a first home buyer, a seasoned property investor or have bought and sold multiple properties, buying a property is a significant decision to make and can sometimes be a complex process.
We ensure that you understand the entire process of buying a property and keep you informed throughout the process.
There are a number of steps involved with buying a property.
You will:
- Phone Foate & Co to explain the “buying property process” to you
- Obtain a loan pre-approval from your lender
- Find a suitable property
- Request the selling agent to forward the contract of sale to Foate & Co for review
- Negotiate the best possible price for the property
- Once the offer is accepted, arrange for the following reports if applicable:
- Building report;
- Pest report;
- Strata inspection report.
We will:
- Review the contract of sale
- Negotiate with the vendor’s solicitor or conveyancer for any necessary amendments to the contract of sale
- Make preliminary enquiries
- We can also assist with arranging the pre-purchase inspection reports
- Advise you so you can make an informed decision to proceed with the purchase
You will:
- Sign the contract
- Pay 10% deposit (or less if negotiated) to the selling agents trust account
- Obtain your formal loan approval from your lender
We will:
- Ensure that the contract is ready for exchange
- Exchange the contracts with vendor’s solicitor or conveyancer
You will:
- Contact your lender
- Arrange for your mortgage documents to be sent to you
- Sign your mortgage documents and return to your lender
- Take out building insurance (not required for strata title)
- Start organising your move including removalists and connection of services
- Arrange a final inspection of the property prior to settlement with the selling agent
- Order and check all property searches are satisfactory
- Liaise with your lender in readiness for settlement
- Ensure your lender is ready for settlement
- Book settlement with your lender and the vendor’s solicitor or conveyancer
- Prepare settlement figures
- Advise you and your lender of cheque details/funds required for settlement
We will:
- Attend settlement
- Ensure that all title documents are in order
- Pay the settlement funds to the vendor’s solicitor or conveyancer
- Advise you and the selling agent that the settlement has taken place
You will:
- Collect the keys and any remotes from the selling agent
We will:
- Send a settlement letter to you
- Retain your file for 7 years
- Keep in contact with you
