There are a number of steps involved in selling a property.
You will:
- Contact Foate & Co
- Provide instructions to us so we can prepare the contract of sale
- Select your real estate agent or seek our assistance
We will:
- Order the necessary searches and prepare the contract of sale
- Forward the contract of sale to the selling agent so they can commence marketing the property
- Negotiate any contract amendments requested by a prospective purchaser’s solicitor or conveyancer
You will:
- Sign the contract of sale
We will:
- Ensure that the contract of sale is ready for exchange
- Exchange the contract of sale
You will:
- Receive and sign the discharge of mortgage form from your lender (if required)
- Receive, sign and promptly return the Transfer document to our office in readiness for settlement
- If the deposit is held by your selling agent, provide your selling agent with:
- Your tax file number
- Your bank account details.
- After settlement, the agent will deduct their sales commission and any outstanding fees from the deposit and transfer the balance to your nominated bank account.
- Start organising your move including removalists and disconnection of services. Make sure that the property is left in a good condition.
- Send the discharge of mortgage form to your lender
- Ensure your lender is ready for settlement
- Check the settlement figures, adjustment of rates and levies
- Obtain a mortgage payout figure from your lender
- Book settlement with your lender
- Direct the purchaser to provide cheques for settlement
You will:
- Provide all keys, remotes and codes to the selling agent
- Disconnect services
- Attend settlement
- Ensure that all title documents are in order
- Receive the settlement cheques from the purchaser’s solicitor or conveyancer
- Advise you and the selling agent that the settlement has taken place
We will:
- Send a settlement letter to you
- Notify your local council, water board and owners corporation that you are no longer the owner
- Retain your file for 7 years
- Keep in touch with you
You will:
- Receive our settlement letter
- Celebrate!
